NYC Breaks Ground on East Harlem’s Timbale Terrace, a 341-Unit Affordable Housing Tower With Arts Center

The project showcases New York’s push to build deeply affordable homes on public land during a housing shortage.

Overview

  • A former NYPD parking lot at East 118th–119th Street will become a 20-story building with 341 income-restricted apartments, including 97 supportive units for formerly homeless New Yorkers.
  • The ground-floor Casa Belongó will span about 20,000–21,000 square feet with a 300-seat hall, rehearsal and teaching spaces, and a café/jazz club, with the space provided rent-free for 60 years.
  • Casa Belongó is slated to open in 2027, with residents expected to move into apartments in 2028.
  • Lantern Organization and Mega Development are delivering the Diller Scofidio + Renfro–designed project, reported at roughly $255 million with major private financing, including over $200 million from Goldman Sachs.
  • About 75 NYPD parking spaces will be restored on site, while some neighbors continue to voice concerns about supportive housing concentration and existing drug activity in the area.
