Mexico City, State of Mexico and Tuxpán Announce 2026 Property Tax Breaks, With CDMX Setting 68-Peso Minimum for Eligible Owners

  • In CDMX, early full-year payments get 8% off in January or 5% in February, and eligible vulnerable owners with homes valued at up to 2,808,466 pesos can pay a 68-peso bimonthly minimum.
  • State of Mexico municipalities such as Ecatepec, Naucalpan and Cuautitlán Izcalli offer up to 8% in January, 6% in February and 4% in March, with some jurisdictions granting special reductions of up to 34% for pensioners, retirees or people with disabilities.
  • Tuxpán, Nayarit grants up to 50% off for seniors, retirees and people with disabilities, alongside general discounts of 40% in January–February, 30% in March and 20% in April.
  • Payments can be made via the Tesorería CDMX website and app, at banks, kiosks and convenience stores, with about 8,800 authorized points of payment across the capital.
